A Founder’s Vision

 

A long-standing vision of Mr. Tushar Kumar, Founder and Chairman of GTM Group, is to develop good-quality, affordable homes for lower-income and economically weaker families in Bihar and Jharkhand.

 

The objective is simple: to provide well-planned, spacious and structurally sound apartments at the lowest reasonably achievable price, without compromising essential construction quality, safety or dignity of living.

 

GTM Group intends to develop this initiative on a limited-margin model. Subject to project feasibility, applicable laws, taxes, approvals and final financial structuring, GTM proposes to limit its post-tax developer margin to a maximum of 10%. The basis for calculating this margin will be transparently defined in the formal project documents at the time of launch.

 

The intention is not merely to construct low-cost buildings, but to create dependable homes where families can live securely and comfortably. Each proposed development would focus on:

 

• Good-quality and durable construction
• Practical and spacious apartment layouts
• Proper ventilation and natural light
• Essential infrastructure and community facilities
• Transparent pricing and documentation
• Responsible project planning and execution
• The lowest reasonably achievable selling price

 

GTM Group is exploring suitable land parcels in different parts of Bihar and Jharkhand. The Group is willing to purchase appropriate land and is also interested in working with the respective State Governments, development authorities and other public bodies wherever land or institutional support may be available for affordable housing.

 

FOUNDER’S MESSAGE

 

“My dream is to develop good-quality homes for families who want a secure and dignified place to live but find present property prices beyond their reach. Affordable housing should not mean inferior construction or unsuitable living spaces.

 

Through this initiative, GTM Group intends to combine responsible construction with a limited-margin model. Subject to the applicable approvals and project feasibility, our proposed post-tax developer margin will not exceed 10%. Our objective will be to pass the resulting benefit to homebuyers through the lowest reasonably achievable prices while maintaining dependable construction quality.

 

We are exploring opportunities across Bihar and Jharkhand and are willing to purchase suitable land or work with the respective governments and authorities. I want this initiative to help more families own a good-quality, spacious and responsibly constructed home.”
